Step 1

Getting to know you

The first step is usually a no-obligation chat on the phone to explore your situation and to find out how Jamieson Property Search can help you. My total commitment to discretion – whether dealing with a client or vendor – builds the trust that is crucial in this market.

Step 2

Agreeing to work together

We meet face to face to fine-tune your property requirements, distinguishing the ‘must-haves’ from the ‘nice-to-haves’. This discussion ranges widely from the basics such as budget and size to considerations such as security and management of the property while you are home and away. It is also a chance for me to understand your time and appetite for involvement. If everyone is happy to work together, you sign a contract and pay a sign-up fee to secure your place as a Jamieson Property Search client. For clients overseas, this first meeting often takes place on Skype.

Step 3

Searching for your home

Armed with your requirements, I search through the market and my network, and sometimes make a ‘cold’ approach to owners where an ideal house shows no signs of being for sale. 85% of my clients move into properties that were never advertised.

On average, I view 20 houses for each client, sifting out those that looked promising on paper but failed to live up to expectations. I share the results with you by whatever method you prefer, including photos I have taken on your behalf.

Step 4

Viewing together

I tailor-make individual viewings and tours for you. If you can make a day of it, we will enjoy a leisurely experience that allows you to soak up the atmosphere of areas, and to pour over particulars together over lunch. I am always happy to arrange for appropriate third-party contacts to attend, such as surveyors, planners, architects, builders or interior designers.

Step 5


The highest bidder is not always the one who gets the house. A successful negotiation strategy begins before you make your first offer with the careful management of your relationship with the vendor, in order to present you in the best possible light.

In the last five years Jamieson Property Search has won 80% of the competitive bidding situations faced for clients. One of the biggest advantages to working with an independent consultant like me is my ability to negotiate with estate agents on your behalf to get the very best deal.

Step 6


Last year 65% of deals handled by estate agents fell through. I will oversee the buying process, and my relationship with a first-rate conveyancing solicitor helps push proceedings along to completion.

The service doesn’t stop there. I’m happy to give clients my recommendations of trusted architects, builders, gardeners, interior designers and more – in the weeks after completion and for many years after.

Step 7

Introductions and referrals

Once the sale is complete, it doesn’t have to be the end of us working together – far from it. Many of the clients I work with come to me via someone in their circle recommending my services. As such, I offer a referral fee to clients who put me in touch with friends, family or anyone they know who may be looking to buy a house, whether their primary residence or a second home, or investors looking for attractive rental properties. Upon completion of the new client’s purchase, I pass on 20% of mynet fee to the original client as a gesture of my gratitude.
