My portable agent service doesn’t replace the important factors such as a mortgage evaluation of the property, but I give you a full report that details the following:

WHAT IT IS – IT IS A RESPONSIVE SERVICE

This is a responsive service in which I offer you my opinion based on both my experience of property in the area and facts that I have gathered whilst researching the property. I do not visit the property. Please note I am registered with the Property Ombudsman but am not an official valuator.

WHAT IT IS NOT

If you do decide to buy the property, you must realise that this is your decision and I cannot be held liable in any way. I do not survey or value the property, nor provide information that is legally binding in any way. I give you information to help you make a more informed decision.

WHAT THIS SERVICE IS ALL ABOUT

Sometimes, you need a second opinion from someone who has experience of both the area in which you are seeking to buy and also the local property market. Surveys and inspections give you important information about the property and a conveyancing solicitor or property lawyer can help you with important legal matters.

But in their services, important aspects are left out, such as an honest appraisal of the city, town or village, its local facilities and the amenities on offer, as well as other factors that can affect your happiness when living in a property.

GETTING THE RIGHT HELP – CONVEYANCING SOLICITORS AND MORTGAGE BROKERS

If you require a mortgage broker or want a conveyancer who offers quality service, please don’t hesitate to contact me. Although I am not affiliated with any specific service providers, I do have an extensive contact list that I am willing to share with you.

Before you buy, it is always worth considering commissioning a report as to the market value of the property. There are three different types you can choose from:

A CONDITION REPORT

As the name suggests, this takes into account the condition of the property and it is the most basic of reports. It is also the cheapest report to commission. Services such as gas and water are checked along with the main condition of the property and any outbuildings. It will provide a summary of issues that need dealing with – useful information when negotiating on price. Expect to pay between £250 and £300, depending on the purchase price of the property.

A MORTGAGE VALUATION

If you require a mortgage, then most lenders will insist on a Mortgage Valuation Report. Effectively, this report is about checking that the price you are paying for the property is in line with its condition, location and so on. It will include some basic checks, but a Homebuyer’s Report is a much more detailed report and can make for an insightful reading when buying a property.

BUILDINGS SURVEY

This report is the most detailed and is considered essential for older buildings. The surveyor will look for damp as well as make a detailed assessment of the structure, from the foundations to the roof. An estimated price for repair work can be given as part of the survey too. It is important to read and take note of what the surveyor says in their report.
